I am in this camp myself, as I do this full time.I agree with your point about focusing on long-term sustainability rather than chasing maximum rental income at the cost of increased tenant turnover or property damage.

If they want to pay $1,300/mo as is, saving you the Reno cost.

For me the area I was concerned with was estimating costs.

I will say, short term rentals require a bit more work, and if you are moving out of state, you may want to take a look into getting a property manager ( take that cost into account when running the numbers ).I hope that helps, reach out if you have any more questions.

I said that buying off the MLS at full cost, using secondary lenders for the down payment, closing costs and cash out was foolhardy.

A quick web search shows it can cost upwards of $25,000.I'd say that if the flea-bag isn't a service dog now, it probably never will be.
