Everyone else on your team will be transaction-based and not really involved after a purchase. We're in the Metro Detroit area, so you may want to follow our blog here on BP, but at least read the following posts:“How to Screen a PMC Better than a Tenant”: https://www.biggerpockets.com/member-blogs/3094/91877-how-to-screen-a-pmc-better-than-a-tenant-part-1-services-and-processesIn our experience you will need to:1) Learn to "Maintain to the Neighborhood", not your personal standards2) Tenant-Proof everything you can Hard surface flooring, not carpeting (too easy to trash) Same basic paint for everything No garbage disposals for them to break Only spring-type doorstops also with plate on the wall Glue rubber mats under sinks to prevent water damage Sheet aluminum on walls around stovetops, for easy grease removal Towel racks - screw 1x3 to wall studs, then screw rack to that Install low-profile downspout ext, not aluminum that always disappear Plan on cleaning gutters and leaves up in the fall as tenants won't Avoid garage door openers3) Have a great application screening process: Check credit for evictions & convictions, utility collections Focus on employment/income stability Require bank or debit card statement - you'll be surprised what they spend their money on!

Your biggest pains and challenges as a landlord
14 January 2015 | 19 replies
Not a huge pain but in terms of something that can be made easier with software I wish there is a way to extend Postlets.Postlets is a website owned by Zillow and landlords can use it to create online ads and syndicate it to a bunch of other real estate web sites. You put in address, title, descriptions, features, photos etc etc etc and it's free. When a potential applicant likes what they see and they wish to contact the landlord for a viewing they press a button on whatever web site to contact the landlord or agent.I wish when they press the "Contact" button I can inject a custom form to ask the user several questions, such as "have you ever been convicted on a felony?"

since its been revived, no you do not have to accept sec 8 in virginia, but since this original post 5 yrs ago many states and city have made it mandatory to accept as a form of income, and 3x rent as income has been tested and failed in some of those states, they have stated it is a form of discrimination against type of income, criminal background check does still stand, but only if convicted

Does Refinance Through LLC Exist?

We don't factor in credit but do a credit/background check to make sure our borrowers haven't been convicted of financial related crimes and if they have a low credit score due to maxing out cards related to the business then we factor all of that in.

If your state has online criminal records, I'd look him up first to make sure you're not dealing with a violent convicted felon or anything.
