If I were younger (I’m pushing 50) and my SO was more on board with the whole real estate investing program I would be moving into a new low down payment property every 14-15 months as soon as I had raised the money for a new down payment.

Most FSBOs trying to save money and probably don't use an attorney to write the contract...or they go to a general practice attorney, who hasn't seen this before, when they probably should be using a Board Certified Real Estate attorney, or one who is practicing real estate law for advice and approval of the contract they want to use.

Insurances, contractors, realtors, off market properties, cold calling, etc all seemed so difficult....BUT...After 1 year, I've now completed multiple rehabs, have more properties in the pipeline, have investors on board, and all of those worries are now just day to day operations.
