We are thinking about doing a direct mail campaign with our agent for our primary living residence.

An MLS-drip campaign does not establish procuring cause and if an agent wanted to sue because of that they would have to prove that you did not see the same listing on Zillow first, which they could never do.

Had I not driven there to see a property that I've made a loan on, I would have not appreciated the overlooked tree-lined streets of this foothill community.I'm not currently running any direct marketing campaigns so I'm not pulling data to create property lists.

Personally I dont believe in 401ks. if you put that 13% in a joint savings, after a year or so you can use that to start your real estate campaign which will eventually become your 401k.  

A lead from my DM campaign that I have been looking at as a flip just called me again.

Its good for you can campaign to a prospect for a year or more, but bad because these attorneys are just running up hugh bills in legal fees (sorry no offense).

Determine if you have money to spend on a direct marketing campaign or if you're going to go free with driving for dollars, scanning craigslist, dropping your business card everywhere you go, etc.   

We get a lot of leads from our DM campaign of people who want to sell under retail but not cheap enough for me to do anything with them.
