STR I would highly recommend not to focus on as first investment: also there, my partner is a superhost and we have been managing Airbnb for years and the last year has been pretty funky: people tend to book last minute and you risk to be cash flow negative starting brand new.

I advise clients not to solely rely on AirDNA data for performance analysis as there can be some variation based on amenities such as hot tubs, premium decor and design and general operational excellence. 

While these are options, it sounds like you are very new to real estate, and I don't suggest either of these options for people that are brand new to real estate, for various reasons.  

Now, if you're looking to do a BRRRR in today's market being brand new to real estate, it might be safer buying cash and refinancing when finished.
