As I write this, the US just closed the border with Canada, and they stopped trading stocks for the fourth time in two weeks.

Property is right at 55th, which sounds like it's basically on the border of "rough" and "slum". 

It’s kind of a gamble but I guess you can make an educated bet based on the market, supply/demand, and the quality of management.If you didn’t do that then I do think they’re due back their deposit.On the positive side, it sounds like you have a nice property in a popular area if it rented that quick..Best of luck! 

As I understand it now, the border is open to Canadians, permanent residents and Americans who don't show any symposiums.

Horrible timing for us to decide to really step up the investment game and gambling on REI for me and my wife!

) LOL. and I laid out the risk factors. and I got 50 up votes.. so you can see there is a divide here on BP between as many doors at what ever cost or method you can get them and risk does not matter because Cash flow rentals are the safest thing to buy in the US and appreciation Is gambling etc etc. 

My investment properties are all in Ontario, no matter how you look at it, cash flows from rental properties here are not comparable to those South of the border, for example, compared to my target markets in TX, FL, etc.  

I have analyzed Economy indicators and data of the region and I don't see a strong employment growth, but given that this area is closer to the Mexican border, there seems to be a steady commercial activity associated to trading  and import/exports of goods all year-round.     

We are in a recession bordering on a depression.

I may have gotten a slightly better deal had I gambled but It’s not worth the risk of not refinancing earlier.
