In such cases, the net income of each activity with positive net income for the year is multiplied by a fraction: the numerator is the combined net income for all significant participation activities, and the denominator is the combined net income for the activities with positive net income.Eg: Betty is a full-time teacher, but she also owns stock in two S corporations (Acorp and Beecorp) that pass through income to her.

Rates are fantastic right now, so if your goal is cash flow then I would look at the monthly savings from a lower rate and by getting rid of PMI, multiply by 12, and compare to the total closing costs (minus any pre-paids and any initial escrow deposit) to determine how long it will take to re-coup the costs.

This may come as a shock to you but there are other children than your own, so multiply that 1hr by a generous small class size of 30, understand that the teacher still has to do all the lesson planning they did before and still has to manually grade some assignments, and likely has zoom teaching sessions for the entire class and maybe you'll understand why they still get paid.

Multiply that by the number of days they'll occupy and you're in business.Example:Rent is $1,000 and there are 31 days in August.$1,000 / 31 = $32.258 (I always round up to the nearest penny, so $32.26 would be the daily rate)$32.26 x 24 = $774.24
