Avoid the eye candy of D class until you get way more experience.

And it's a $500 mistake gone, instead of impulsively buying another house that he may not be fit for.You're looking at it like it's a candy store. 

If an investor could somehow move his own rehab team into the area he could be like a kid in a candy store, for deals. 

New stainless is eye candy in the most important room in the house (as far as selling goes)  I'd do it. 

Most importantly, the lawyer closing the loan works for the lender not you, even though they gave you a bottle of water and have a bowl of mini-candy bars in their mahogany conference room.
