Just note, come with a lot of free time and a check book because each time Philadelphia transfers you from one department to the next, you have to restart your wait time and crack another check, if you catch my drift.The zoning department reviewed my change on an application I just filled out at the Municipal building and they changed the zoning right then and there.

Regardless, there needs to be a real estate transaction where there is a seller and a buyer, where the seller issues a warranty deed that guarantees that the purchase and the sale contain a valid transfer of ownership with no unknown encumbrances or other issues.No, you can't go back in time and obtain or issue a warranty deed with your dad.

The consideration in contract law (as I understand it) is the actual money offered in exchange for the property, and that consideration is not due until the property can be transferred to you - or your ultimate buyer (at closing).

It does say they are in default of the lease if anybody other than the named tenants occupy the house, that they must comply with the hoa rules (which restricts str), and that subleasing / transfer of the agreement is not permitted.
