Tenants can cause some damage if not careful while it cures, so keep a quart on hand for touch ups.

After the tenants left they sent me an e-mail saying they would have to fix some carpet, touch up some cabinets, and fix some floor. 

Hire out help if you need to make repairs, clean, touchups etc. 

Looking into new floors (probably LVP), indoor paint (hopefully mostly touch ups), railing on the front stoop/tiny porch, and possibly adding a carport.

The dark color is awesome and current and it will be forgiving if you can do touch up the scratches and do recoats of poly as the poly is worn...without doing a complete strip.  

The other thing I would strongly recommend is to make very specific notes on exactly what brand and finish and color that you used so when the tenant moves out you can give to your PM and the person doing the turnover can then just buy a little quart of the paint and touch up all the marks on the wall and that will save you from having to repaint in-between tenants.

Basically it became useless and we had to replace it.As we slowly walked through the house, there were a lot of spots and placed that need patch and paint over, not just touch up.

hey @Jackelyn Lee it would just need basic touchups, polishing the floors and painting the walls 

My tenants appreciate seeing something besides off-white or realtor beige everywhere, but I can run into trouble at touch-up time if I haven't marked and organized well.  

A more glossy paint is better for later touch-ups than a matte finish.
