@Alwin Ricketts Don't forget that the only legal way to wholesale in MA is to buy a property and then resell it - unless you have an active real estate license and are working under a supervising broker.

Also complicated by presence of outside investors, level at which I'm personally supervising the project, and a concern that more capital can be needed after project starts (but may not be available in the IRA).In my own situation, by "right tool" I was thinking about which of our past physical projects this would make sense for, or whether it'd make more sense to focus the SDIRA on lending money only.Regardless, thanks for educating us!

Let you live in their place for free or at very little charge in exchange for “supervising” the other tenants and in essence taking care of the property.

I have several other properties and pay the property manager a fee on total revenue as well as for any supervising they do for work done on the property.

Study up on landlord tenant laws for your state and if you really want this to work your going to have to spend some time there to turn it around.. if after this it's to much at least your in a better situation to find a realtor and put if up for sale, or know your next PM will need more direction and supervision.
