A/B/C/D class?

BP has been a great resource for me over the years, but this is my first post. I felt inclined to since I'm surprised by the absence of posts re: AB3088 during covid and the lack of relief for landlords....

If you purchase MF are you intending on buying A, B or C class, for CF I'm guessing B or C?

Its a small loan, so I'd imagine fees are high but...My apologies, I just reviewed with the lender and the major fees are:$2,850 origination charges$1,100 underwriting fee$1,949 transfer taxes$2,310 property taxes and homeowners insurance$900 homeowners insurance premiumTotal Loan Costs (A+B+C): $6,220Total Other Costs (E+F+G+H): $6,169My FICO is 714

C- in columbus is almost a B in Cleveland/Toledo lol

Not sure if this is a,b,c property but it seems like you are thinking of repositioning?

Did you focus on A/B neighboorhood and area or did you go for C/D neighborhood with lower income people where properties are cheaper, but tenant quality isn't as good?  

Each unit rents for $1,000/month and while the home is a bit older (built in 1983) it's in a B-Grade suburban neighborhood with high demand.
