With the data set skewed towards the cheaper end of the spectrum, median prices in the neighborhood were dropping, while in reality the price of any 1 particular property was strongly rising.

Generally a spectrum for the hardest to qualify / most conservative requirements = conventional = best rates, whereas private DSCR lenders = easiest/quickest to qualify, max cash back and quickest but a bit higher on rate and fees
