I barely was able to arrange to get the carpet cleaned in time!

If I rent the condo the rent revenue barely covers the mortgage.

I bought my home in 2010 for barely anything.

Not your issue they are barely covering their mortgage payoff.

We never hired a management company, as it was not cost effective with rent we have been charging and it is only one house.Another question: If I do wait til Fall 2019 to sell, should I rip the carpet (up the stairs, living room hallways, bonus and bedrooms—2600sf house) and leave floors bare, (it’s light colored, horrible carpet) to allow buyers to add their own?

First I had barely enough for the down payment let alone closing and repairs.

The last 2 of the 5, they are decent positive cashflow currently with the crazy jump in rental rates, but from 2008-2015 i barely got by with them making less than $40/month in cashflow on them, but they have appreciated a decent amount and would net me about 200-225k in cash if i was to sell them now with the current market values, so i have thought about selling them and purchasing properties closer to my home now, since im no longer in the military moving as much.

This is actually my first post on here so bare with me.I am in discussions with an owner regarding 3 properties in Tarboro, NC. 

I am barely starting and am nowhere close to where I want to be.

I bet cash basis income, IE no W2, and barely reports so his 1040 income would not meet 3x rent.....
