If so, then you would want to purchase a homeowner's policy.  

Purchase price: $189,000 Cash invested: $40,000 Mid-term rental property in a college town.

The reason to have comparables is if you are representing someone or perhaps purchasing a house for yourself to live in.

To add to @Ashish Acharya, I would recommend using your retirement funds for notes that earn a nice interest rate, if you're into self directing.Given that you want to purchase a short term rental, I'd highly recommend not doing this within an IRA/401k.

Purchase price: $170,000 Cash invested: $30,000 This is an international short-term rental property on a Greek isle.

Every house I have purchased was sold "as-is" (good opportunities) and had no bearing on the deal.

I've helped people with SBA loans to purchase real estate for a business, but for buying rental real estate, the DSCR loan is a much better option.
