What a relief.

I know the pain of going through the Best and Final rounds, certainly is stressful.

If the tenant is a pain then I would wait till the unit is vacant. 

I've dealt with distressed homeowners needing help over the years and know a lot from that angle, but I've become interested in flipping and wholesaling, it seems like something I could do well, which can  help desperate homeowners needing help + provide some financial relief also to walk away from their home and avoid foreclosure.

I was hoping to get a property this year in order to get some tax relief. 

Once you find true buyers Then weed them into good buyers and pain in the a$$ buyers

They want to be rich but dont want to go through the pain, near Bankruptcy, sleepless nights, financial struggles and let downs etc.. etc...

I feel your pain @Adam Goyette, I have been working diligently on building a spreadsheet template I keep on OneDrive so I can access it from anywhere and save copies of any property I run numbers on.

If you were in CA I would tell you it would be a pain in the butt and take months or years.

Currently a pain point  as our properties have just been reassessed.
