Subprime mortgage options for first time home buyer

Hello everybody, I am looking to make my first home investment in Puerto Rico. I have a business that has done well this year and have a decent amount of liquid cash to invest in a property. 

However, the last 2 years were foundational years for us and we broke even. Due to the fact we have not filed our 2018 returns this year we are having trouble getting a mortgage. I have credit in the low 700s and am looking to make a large down payment. 

Is it feasible for me to find a mortgage? I was hoping to get a property this year in order to get some tax relief.  Thanks guys
