I also looked at rentometer and noticed it was high, but in Greenville within a close distance are not so good areas with cheaper rent, so you have to take it with a grain of salt.

Our markets are much different so take this with a grain of salt but we use the following screening:- 650+ credit score- 3x monthly rent in verifiable income- No evictions- No felonies- Favorable references from previous landlords

Very useful advice @Duncan TaylorSince this is definitely not legal advice I would be interested in hearing from other seasoned investors about what they have done.The guru scene is all about layering entities, yet at a recent Meet Up I attended everyone looked at me like I had just salted a light bulb when I asked who does that.

There should still be worthwhile profit margin left.Don't get me wrong, I take all projections in a wholesaler listing with a grain of salt and assume that no deal would be entered into without first running my own numbers... but that goes for everything when it involves an investor's money, right?
