Does anyone on here has dual license in NY and SC? 

Per the City codes folks she said I could do nothing or go through the permit process for either and get the dual spaces approved.

Some places allow "dual agency" which allows the same brokerage to represent both sides, but some do not allow it.Also, I notice this is your first post on BP. 

That is also an important question to ask when you're interviewing (make sure if you don't already have an agent in mind who can mentor you--to ask about their dual career training/mentoring program).Best of luck!

Is it as a buyer's agent for my investor in initial purchase and then a dual-agency situation for the safe harbor reverse exchange?

It's called being a "dual agent" in Idaho, and isn't illegal, as long as it's declared. 

We did some light cosmetic repairs (new paint job and touch-ups to the sunroom), added dual laundry machines in the basement, and it was ready to go.

Regarding commission, I simply ask the seller agent to be dual agent and split their buyer agent fee to me.

If not, then I would recommend seeking out a brokerage that accommodates dual-career agents.
