Here is the backstory: I started buying single-family homes in Milwaukee 15 years ago and pretty soon migrated from C into B neighborhoods ("A" would be 500k plus here) and some of my friends invest in larger MF so I thought that's the next step for me as well and started shopping for a commercial deal maybe about 50 units.The issue is that I did not want to go into the affordable housing space and assets in the quality I liked were so insanely high priced that I would have needed 40% down to meet DSCR guidelines - not to mention rehab cost to bring it up to our standards.

So, I had a local shop make her several home decor items, and one of them was a nice mug that read, "Mike can fix that".

@Hunter Harmon you will run into this in Socal, I know I did when I was shopping for my house hack.

my guess is just water creeping in over the sill plate for both situations...but alas; I am not a structural engineer :(Happy to talk shop with you about the KC metro REI arena.

Hey Molly, there's no single one-stop shop in finding off market deals. 

Refi’ing wasn’t my intention initially tbh, but I haven’t had my current primary mortgage that long (refi’d with rocket mortgage last July), so I’m not opposed if the numbers work out.I’m still shopping around, though.

This could get you 6-8 units if you shop patiently which is a great starting point.Please do not send any money off to companies that advertise real estate "syndications" online.

While shopping for a small multi-family building (3 or 4 units), I would like to get an inspection of the building to get an estimate of repair costs if any problems are found (foundation, roof, electrical, plumbing, heating).
