I am currently making an offer on a pair of duplexes out of state that I could 1031 into, however, already cash available to complete that purchase without selling current property. 

Examples on an R5 (5,000 sq ft lot): 2,500 sq ft – house (same as Proposed Draft)3,000 sq ft – building with two units3,500 sq ft – building with three or four unitsBonus FAR for keeping an existing house or for providing one affordable unit at 80% MFI.Allow historically narrow lots in R5 to be built with a pair of attached houses.Eliminate minimum parking requirements.

The plan is definitely buy and hold so that paired with the fact that I wouldn't have to refi to remove PMI is pushing me towards homepossible. 

Let's say I can get $1350 rent per building, or $2,700 for the pair. 

In a few months I am looking at doing a land contract on a pair of duplex's my uncle has owned since the 90's. 

Pair that with our broker having a longstanding relationship with his dad (my FIL funds most of our broker's fix/flips), the obvious choice of who would give up their license (and the thousands per year of keeping it up) was me.  

Like yourself, I originally planned to house hack using an FHA loan to purchase a pair of duplexes and had my heart set on this strategy.

I'm looking to pair up with my sibling and invest in a rental property in Dallas area, my sibling lives in Plano area, want to get around this area so it's easy for monitoring.I'm not from Texas, so I do not have idea on what are the things I should know about investing in Dallas/Tx.

If you want a quick fix a pair of vicegrips always come in handy :) On a serious note I would appreciate if anyone on this forum could post a link  to this type of diverter valve.

Hi all,Last winter I had tenants that complained about their bathroom being too cold...it apparently got so bad that the toilet would freeze up and the only short term fix was using a space heater which they did not want to keep paying for on their electric bill...the bathroom has a large crawl space (20' x 10') directly underneath it...The following summer I decided to have the crawl space insulated with spray foam to help trap the heat that is coming from the Gas Boilers which I figured would be enough to keep the bathroom warm (also paired with their forced hot water heating that runs through the bathroom)...Fast forward to today and they are still having issues and complain about it...has anyone faced a similar issue with a crawl space that causes something like this?
