Duplex on a land contract

New to the BP website and have learned so much in the last few weeks.  In a few months I am looking at doing a land contract on a pair of duplex's my uncle has owned since the 90's.  One is in great shape with monthly rent at $1250 and the other is in "ok" condition with rent at $1150.  The first is assessed at $89,000 and the second at $65,000.  I get along great with my uncle and as he is getting older he is looking to get out of these rentals.  Doing a land contract also helps him with the capital gains on his investment.  My question is what kind of terms would be reasonable for both sides in this type of deal?  What would be a fair offer for the properties combined?

I would appreciate any help that I can get!  The city is Waupun, WI and has no issues with getting decent tenants.  I believe my uncle had 1 eviction in the 4 units over 25 years.
