Purchase price as is like I said I'm probably at 700/mo not including lawn care, that 700/mo includes taxes, insurance, prop tax only around 540yr, its almost 3/4 of an acre.

If the deal is for $140k all cash (and you get $40k right back), you're probably OK. but any half-wit loan officer the tenant uses will see right through what you did, which is to artificially bump up the market history of the property to influence the appraisal and mortgage size the tenant is applying for.

Basically, if it is within 30 minutes in any direction of Coral Gables (to pick a central starting point) and the area isn't rough (look for typical indicators....plywood over windows, bars over windows and doors, chopped up cars in the front lawn, lots of "outdoor" furniture in front of the house, etc.), you'll be able to sell it after rehab.Best price range?

Hi BP members,I found a burned down house (big hole on the roof, broken windows, and it has been abandoned for a year or longer according to the neighbor) and surprisingly, someone mowed the lawn because it looked neat.I estimated the ARV around $110K to 120K.
