I originally intended to be quite active during this process, since I would like to transition into this field full-term.

So it is possible for you to have several 1031 rental properties (preferably really nice investment properties located near beaches or ski resorts :) that you can transition into hold and sell taking the 121 portion of profit tax free each time. 

I need to know how to transition the seller out of the house, so I can put in a tenant buyer and know eviction laws in case I need to evict the tenant buyer which I hear is rare when doing Subject To and Lease Option.

Im also considering subsidized based housing like Veterans, Transitional housing or even assisted living.
