I am planning on making my first investment soon and have started reaching out and scouting for the first golden ticket.

I think they're being re-routred through some Nigerian account so PLEASE send in those lottery tickets NOW.

Looked for highly rated stuff and compared prices.Got all ceiling fans online also.Got 5 flat panels TV's on eBay, they were dirt cheap returned and have been fine for 5 years.Essentially anything that had a decent ticket to it I shopped around and looked for bargains.Just got a terrific sofa / pull out bed virtually brand new off Craigslist.

My gut feeling is that community banks and credit unions might be the ticket for this type of thing.  

I hadn't thought of that since I was trying to maximize my cash flow to have downpayment money for the next property, but if I can pay off the house that much sooner and have a substantial increase in NOI, that may be the ticket right there.

We're hopeful this his ticket and his couselor at the Community Housing Council stated it looks solid.

First question: Even if all the big ticket items such as roofing, plumbing, electrical, etc... has been kept up, what are your opinions about building older buildings?

I am working a J-O-B but, I'd like to change that and I believe wholesaling can be just the ticket to financial freedom!  

While they do, you get cash upfront, monthly cashflow, and a possible back-end pop.Or, flip the whole deal, financing and all, to a starting investor who wants to get in the game for under $10K.When you've got the deed, you've got the golden ticket!
