The thermostat is in the common hallway, and the tenant has access.

I just grin and bear it.I do love my Honeywell 9000 series color touchscreen thermostats that have more functionality than any thermostat I have ever seen.Just my rant for the day.We get to go up and decorate for Christmas this coming Weekend!

I am looking to house hack a house in South East Michigan and it is a boiler system with one thermostat located on the 1st floor within the lower unit.

I've also been looking into ways to incorporate some of these newer products into applications for clients such as smart watches and smart thermostats among other things.

I plan to also put a separate ductless mini-split in the unit, because the downstairs stays much cooler than what the thermostat reads

--Ring Cameras - easy way to monitor driveway, front entrance, etc --Honeywell thermostats - all properties have wifi thermostats that also alert if temp too high or low--Yolink - These water alarm are cheap (poorly made, but they work) and have saved us a couple times with small leaks under sink and water heater.Markets are getting more and more competitive so we have an improvement list per property is a must....each quarter we tackle something if cashflow allows it. 

4) What about expenses such as retro-fitting the place to get it airbnb-ready (I had to add doors, buy keypad locks, smart thermostats, ...)5) I do a lot of the work myself.

I looked into smart thermostats and installing sensors everywhere but that didn't work out well.

I’m on my 5th property manager right now and at this point I’m seriously considering self managing and just installing smart locks and nest thermostats on all my properties that way I don’t need a property manager to pick up or hand out any keys or do I need them to make sure the heat is on when a tenant leaves in the winter.

Just use the apps.I use a Emerson Sensi thermostat.
