To summarize them, YOU REALLY NEED TO KNOW WHAT YOU ARE GETTING INTO -  an operating business, not a passive investment.  

I sent a firm reminder email right after midnight asking if everything was OK and summarizing the lease's late fee schedule.This morning, one tenant responded: Just to let you know, when you changed where and how we pay our rent to direct deposit at the bank, that negated the late fee portion (Section 6) on our rent.

The list of reasons not to do this is long, but I'll summarize it by posing a question to you:  How good a friend is this friend, and how long do you want to keep this person as a friend?

I'm planning to do that myself, and I will make sure I have all my financial information summarized in a page or so when I do that.

I also summarize the information from the estoppel letter (this is my understanding of the term of your lease, security deposit, when rent is due, etc.). 

To summarize the construction costs thus far:Planning & Lot $57,763: Lot purchase, plans, survey, permit, closingDirtwork, undergrounds & Slab $39,896: Dirtwork, fill, forms, culvert, plumbing, diggers, termite spray, cables, concrete.In addition, I ordered the exterior doors and windows because these items have a 2-week lead time.

I summarized those highlighting key differences.
