Pooling investor money into a debt fund is another option for you, but seems outside of your current approach, Brendan. 

You still have flooring, cabinets, bathrooms, plumbing, insulation, paint, etc, so all that cost remains the same it would seem. 

We seem to have a strong (but faulty) bent towards following prognosticators, for better or for worse. 

Assuming you meet real estate professional status (which it seems like you do - you'll just want to have a time log verifying) AND materially participate in your rentals, you simply wouldn't get that big of a year one benefit.

With the interest rates this high, I can’t seem to find a property that cash flows.

Saving 100k a year comfortably can give you some good options...IMO paying off your mortgage seems to limit you more
