Personal and business Guarantees along with 3-5 year leases scream stability. 

So Brandon, it is not as easy as you make it out to be and unless you are getting absolutely screaming, killer deals, it doesn't work without bringing a good chunk of money to the table. 

Does any of this scream "RUN AWAY" to anyone?  

I told Fred Warner and Huntington, sorry no deal, and I turned my attention to other deals. 3 months later I was in Lansing, MI looking at a deal when my phone rang, it was a banker from Huntington Bank, they said that they foreclosed on the property, they owned it, but they forgot to pay the water bill, the water was shut off and all of the residents were in the bank lobby screaming and yelling, Huntington Headquarters is within walking distance to the property.

Considering how partisan everything is today, pushing any meaningful legislation through the pipe will be a bloody fight. 

Whatever the news is screaming at you is mostly not true, they try to make it sound like the great depression and everybody lost their job but this simply isn't the case.

Kind of like that other guy that goes around screaming "DO YOU KNOW WHO I AM?"

What would happen if somebody filled up their cart with food from the grocery store and rushed out the door screaming Covid?

No investor I know is going to want to walk into the middle of this unless it is a screaming good deal and you have a really good case.

They scream cheap.
