You might be able to get away with building high end apartments right now, but as mentioned earlier, I would stick to units built when labor and materials were cheaper or a run down property that could use some lipstick.

In that case, you're looking at a prop that hasn't been rehabbed in 10 years or more, which means it will take more than a coat of paint to get it back to turnkey status.If you buy 'used' (aka not Turnkey or at least lower case turnkey) then I would HIGHLY recommend taking care of any and all big ticket items upfront.

best bet is to hire a full season lawn / snow service that can do your property year round..Seasonal rates for each snow and for lawn care.. get some bids.. your going to find the good companies are probably already booked for snow and won't touch you unless you contract with them also for lawn care.. so make sure and mention that when you call.. have them do the fall clean up.. and get started right away..

*Update* I did not get the property The home inspection uncovered way too many big ticket issues.To verify U&O I visited http://www.baltimorehousing.org/permits I also called the city and verified that the property did not have a U&O and an expired water heater permit.

Let them handle all of the headaches, claims, ticketing, if you want to automate, rates, rate adjustments, peak rates, etc.
