Any tips or guidance on what I should watch out for ?

Watch major Duggan's State of the City address he just gave the other month (google it). 

Well, this has been sort of an emotional roller coaster given we need to sell the place within a time limit given our financial and health situation (plus wanting to put an offer on the home we want before it sells).

You also have to watch out for specific zoning overlays, ie. around the temple area, you need 480 for sqft. for all units.

We are doing ground up, given the metrics of Orlando creating a lot of value out of the ground, but caution folks to keep an eye on new housing starts in a given area and watch for oversupply.

I've watched all the calculator tutorials but do not know which one will be the best for me since I will not need a loan to purchase the home.

I've already watched a few BreakIntoCRE videos, and they've been really insightful.

(you can't buy it from her but she could have an estate opend and then you buy from the estate) Your next chance is simply watch for notices of sale or auction but that may never happen

Also read a bunch of books and watch a bunch of podcasts.
