If you look at it purely as a cashflow play, then I think that changes how you evaluate the purchase.

As a result, I will make it a point to track these factors at least annually, and adjust the location of my portfolio accordingly, as well as divest my portfolio when the overall trend slows.I will, however, continue to do pure flips out of my IRA LLC, thus obviating the impact of short-term gains from a tax perspective.

What I find with looking into real estate crowdfunding is that I think most investors are just investing on pure "faith", they are not doing much of their own due diligence on each deal.

It was pure competition, and I loved it.

Maybe it was pure ego.Like it or not I was as green as they come.

I'm willing to work purely for education until I can make myself an asset to a seasoned investor rather than a liability.

This is just pure ROI on rent btw.

Are there any agencies out there where maybe it is a remote agency or something where agents join the agency purely for investment property purposes?  

@Austin SnowOh the joys of Denver zoning....if you go the route of asking for a variance please report back on your experience....I always just assumed I was locked into whatever the 2010 rezoning allowed for.
