I ponder this all the time.

My real mistake was I did not take time to ponder and did not ask investor friends to compare the options with me.

Ponder how many times you went back to the store for stuff you forgot or stuff you didn't realize you needed or stuff that was wrong or stuff you screwed up and had to buy again and for tools, tools and more tools.

I like that oversight and appreciate it.If you're positive you know all of the issues with prohibited parties and disallowed transactions and want checkbook control, then Equity Trust is going to be slow and ponderous for you, most likely. 

Another thought to ponder: HML.

From a syndication standpoint, y just to give u some ideas to ponder, you and your managing partner could set this up so that you two are the GPs (General Partner) and the other two investors could be considered LPs (Limited partners).

I have seen these properties and pondered investing into them, but have decided against it due to distance, potential for crime, etc.
