Since I’ll be doing both STR & MTR on the same condo, would regular long term rental insurance be fine along side with the VRBO/air BnB insurance that they offer ?

I haven’t received the quote back for this place yet, but other similar properties we offered on were in the $4k/year range for insurance.

Your property is similar to mine in great Indianapolis suburb with good schools owned since 2013 - worth about $300,000 (possibly could get a little more if in a multiple offer situation), property tax $6249.

The property sat on the market for a month before an offer came in, but the buyer backed out at closing.

You really to examine your options with everything and be very choosy who you let run it for you!!! 

On another note, just because your offer isn't close, as you said in your narrative, doesn't mean you're wrong with your offer price.
