The deposit was $500, credited towards the total security deposit, and the tenant told me she would be getting the balance from a social services agency once I provided her with a copy of the C/O to send them.That took an extra week to get, but I gave her the C/O and she submitted it to the agency yesterday.

I will go ahead as planned and not deduct these items.Funny thing the tenant told me she wasn't expecting to get any of her security deposit back and with the above reasoning in mind I assured her that she would get some of it back. :)Oh well, I might have put my foot in my mouth but I guess it is better to be honest and fair than try to scam a few extra bucks.

Or the Uverse folks at Ma Bell, I mean AT&T or similar.Or for Internet, you get one big pipe into the building and either just put a simple router and give each one a cable in the hand, or you go more fancy with a router/firewall combo that gives you three separate networks etc.You could then even go that far to offer other tenants Internet at some good price, although you have to be careful with the super suckers and Netflix watchers.Otherwise:- Motion detecting switches in bathrooms, storage areas, maybe kitchens with shut-off timer- Used furniture if you need to replace.

On top of this, any time the WiFi goes down or there are any other internet issues you are going to be the one getting a phone call, especially if the modem and router are not in a commonly accessible area.
