We did a hotel deal that was finalized in getting a commitment on the phone in probably about 30 minutes, but: That isn't done by just anyone unless you name is Walton or Gates or Buffet or other very wealthy folks, where you might have some opportunity or cause and the investor(s) have knowledge of your offering, your reputation, your abilities to perform and where that fund raiser has the financial expertise and social skills to carry off such a commitment.

So you need to get to know a few serious investors, and pretty quickly start taking massive action, going to look at lots of properties, learning how to estimate rehab, running rental comps and market value comps, making offers, etc.

If you are in a county which doesn't pre-publish min bids, you will waste massive amounts of time going to auctions where nothing is available to you.But if you have a range of types of properties you want and are willing to bid on anything that fits your criteria, my recommendation is to go to a county which publishes minimum bids in advance.
