Since it is a family member and I would potentially buy the property for under market value.

Fortunately for me, I started investing a time in the market where everything went up.

It's one of the hottest markets in the US right now with so much population growth, job growth, and companies moving/developing here (26B Intel headquarters being built here, 68K+ enrollment in Ohio State University, Amazon, FB, Google, Honda, Nationwide, Anduril, etc.).

No one has a "crystal ball" to time the market perfectly. 

Core values and faith-based messaging can be powerful, but they often get co-opted as a marketing tool to build trust.To tie it all together, many of these programs introduce a group or community.

Is there anyone in your local market you could take out to lunch who does flips?

It's not like other markets where all info is online and everything is super fast and easy.

I'm in the marketing field and wish I would have done construction.

I know pools are a must have amenity to compete in many markets and I have to admit that I'm a bit hesitant to enter those markets due to the potential liability risk.
