You basically have two options ...fight or flight.

Mobile has no direct flights, and costs more money so if I had to choose between the two areas I would choose Charleston. 

I see some meetups in larger western/northwest cities I can get easy hour flights to and was hoping to get some advice on which groups would be the most worthwhile.

If not travelling that much, get a card that offers "points" or cash back that you can redeem for flights/travel if needed.It's generally not recommended to get any "store" cards - they are junk. 

I can't recommend enough to pay for a flight and go visit any area you are considering investing in.

The reason I am looking at Vegas as a good market for me: short flight from CA, the Raiders move and the exodus of Californians. 

its also simple supply and demand.. city went from 1.5 million to about 800k in the last 20 plus years.. so you had vast amounts of vacant homes.. not enough butts to fill them. take that and add flight to the suburbs So you see whole blocks that have been demo'd and or there are some really large factories still standing that look right out of an apocalypse movie.  

I'm based in Orlando, and work for a major airline as a flight attendant[29 years of age]so I don't have big amount of money but i have some more than average(I would like to think)
