The only real difference is you will only weight the part of the monthly rent they have to come up with that is not covered by their voucher. 

We had gone in with a fully underwritten loan commitment, which added a lot more weight to our offer, and the fact that Ive closed plenty of deals with this lender and could attest to their ability actually landed us the property over another potential buyer who offered a higher price with a contingency to sell their previous property.  

In order to make this the best property possible, we built temporary walls to support the weight of the home, then removed, re-framed, re-sheathed, and re-sided all the exterior walls.

THis is the only time I'll say attorneys are worth their weight in gold, lol.  

I have been using the vinyl plank flooring for the last few rentals we picked up, but I got one now where we are a little lighter on budget and so I was thinking of going with carpet, Home Depot has free install, and I just pulled carpet out of this house, so my tack strips are already in place.

You could by all three in proportion and call it a day or weight the portfolio to what you feel has the best growth ie Lifestyle vs All ages and tenant owned vs rental. 

Engineering programs (at least the ones worth their weight) are accredited by a national organization     That have strict standards.

Ya its an easy extra bedroom but typically I would think a garage would out weight a bedroom.
