I found very few reviews except one that said it requires a $5000 initial investment and the refund policy wasn't stated.All these social media gurus/coaches say basically the same thing with different hooks to get your attention, his being the "cowboy" and they will mentor you 1:1 and walk you through the steps, etc.

Currently, the 'initial' investment is set at $997, but as you progress through the coursework, they will likely require additional payments for further education, keeping you in a continuous loop of purchasing their materials and courses.

My initial thought was looking into the best approach (if any) with this lender to get one of these two specs at a discount which would get one of them off their books.

Not all properties will cash flow (either initially or some ever), but at the end of the day when you sell them, you should come out ahead.

For example there is an initial split paid to the brokerage (could be 75/25, 80/20, 90/10 etc. or as much as 50% paid to the brokerage if the agent is on a team).
