I recommend you read this book, download copies of your state statutes to educate yourself, and then start building a "book" of policies, forms, form letters, and other resources just like you would any business.You're only managing one rental, so don't go overboard.

My rent has been paid it said my lights will be paid on the 15 of this month but it still says batched so how can I recertify when it says batched for almost three weeks and it doesn't give me a form to download or fill out do I have to wait till the batched goes away or what because come the first I'm gonna be behind again 

I've downloaded the standard lease forms for Florida through BP but they do not include Lease to Purchase. 

But as a sales guy/Senior Project Manager I don’t worry about the accounting side.I even use it to track projects and keep up with documentation on my rental properties.The files are loaded on the cloud, so they do not take up space on your iPhone/iPad/MacBook Pro….yes, I’m an Apple guy.Hope this helps.Ken

The best way to explaining this is for you to download an IRR calculator spreadsheet or build your own simple one and play around with one.
