I am considering getting into this space (looking at some courses), but worried that its too late, and that deep local market knowledge/understanding of buyers/connection with developers etc is required to make this work, which only incumbent/long term investors will have and would be hard for a new entrant starting from scratch to catch-up...is my hypothesis valid in your opinion ?

Check local Facebook groups and connect with local investors who use PM.3.

That would be my #1 suggestion - get connected on Facebook.

Unfortunately I don't have broker connections myself, as I am only an investor in syndications and not doing my own deals.

The person worked for H&R Block, now works for TurboTax Live and is being honest about their skills: NOT QUALIFIED.

Even Northwest has alot of development going in, and the 303 is offering good support to connect freeway access over there.
