Also, this contract places the payment of termite and heating and air letters at the buyer's feet even though it's always been written that the seller will pay (buyer's selects company) in our state.

If this happens coupled with a lack of moisture elsewhere - say 100 degree heat in Dallas in August - then the foundation will bulge and buckle.If the moisture is consistent across the foundation, the home will sink or raise, sometimes several inches.

I'd put in a nicer kitchen with drawers, rather than shelves for the lower cupboards, and probably install in-floor solar hot water heat and hot water system, and have tile installed.It's a small 3/2 1100 sq'.

I noticed that (re: low end & cash flow) on paper, too, although the concern there is A. problem tenants and B. resale down the line and lastly C. the seller usually overstates income/understates expenses so upon diligent research, I've found that the cash flow often is minimal or disappears altogether--and the repairs necessary (usually involving heating & insulation, since all the low ends I've looked at include H&HW) to make the property flow are quite high.
