I have a 5 unit multi-fam in a suburb of Syracuse and am ready to branch out and pursue larger multi-fam and mobile home parks. 

Both T-Mobile and Starbucks have already signed leases for space in this new development.[4]New Housing Development on 4th Ave.- Proposed 250 unit seven story development is currently planned to be built in the heart of historic 4th Ave. [5]$137 Million UofA Honors College Complex-Described by UofA as being a "campus within a campus."

If this is possible, then the mobile home market stands to grow significantly.Argument in favor:1.

The mobile homes and the lots are owned by the park.Gross monthly income is $2,070/monthOwner pays:-Trash is $64/ month-Water is $200/month-Tax is $25/monthTenants pay their own utilities, electricity and gasSelling because it has a lot of equity in it$84,000 with option of seller financingRent ranges from $275 through $575/monthOwner charges a lady who has lived on the park for 7 years the lowest rent of $275/monthCity sewage and city waterAny and all advice on this deal would be greatly appreciated.

We are relocating from Brandon, MS back home to Mobile/Baldwin County as I retire from the military (so, have a little knowledge about investing around military communities). 

Since I started using it my tenants are paying earlier and responding WAY more promptly to messages, which by itself makes the cost worth it.Though actually just a few days ago they put out an option to use Roof free by just tacking on a payment fee for your tenants to cover when they pay rent, so you basically have an option to pay yourself or charge your tenants a bit extra.Bonus:  The Roof mobile app is also among the best I've used.
