One of my tenants contacted me to explain how his wife had their kids on Medicaid but since they are both on the lease (as of 3 months ago), Medicaid has removed their kids from the plan.He’s asking to please get him a new lease with only his wife on it so that they can reapply for their kids Medicaid.First time I get this type of request, I’d love to facilitate this for my tenant but at the same time don’t want to put myself in an unwanted situation.

He think the grading is a big issue, and he agreed that the lack of air circulation in the house facilitates mold growth.

Also, not an attorney, not legal advice, but...To make sure I understand, are you describing a plan to cut the listing agent out and facilitate a resale/sale/assignment of your contract prior to your closing? 

So is there anything I can do to help facilitate the reconstruction of this property.

I agree with @Doug Shapiros, recommendation about TIC to facilitate  ownership and potential sale and/or 1031 or dissolution of the partnership.

I have about 200k max to facilitate the building the ADU - and will be the first to admit that I have no idea if this is high or low so please forgive my ignorance here (learning as we go).From there the hope is that the property value will have increased in value due to having two units.

I've seen homes for sale at different price points from $15K, $30K, and $60K, but am curious if all or which of these price ranges is really in a market that requires Owner-financing to facilitate a sale?

Does it vary dependent on the attorney facilitating the foreclosure?
