Selecting Qualified Applicants

Recently listed a single fam home for rent and have had some pretty immediate and promising inquiries. I've scheduled showings and sent out links for applications. Assuming they all come back as qualified applicants that pass my screens how should I go about selecting the winner? First qualified, first served? Facilitate a bid off? Pick my favorite and thats that? I'm well aware of the fair housing laws and guidelines so let's assume none of that is an issue in this decision.

While adhering to the law, I'd pick your favorite/most qualified and that's that. Have a legitimate business reason ready to back up your decision. 

Unless you value your time very highly and it's worth it to you to just select the first qualified person, that should probably work as well.
