I recall some good discussions on this topic in the past that enlightened me.First, I would concur with those who say "the market" or comps generally will point you in the right direction (i.e., if all the similar units in your area supply appliances, you better think about doing it, too, or risk losing some good applicants or potential tenants)....Second, on those past discussions, there seemed to be some trends I picked up.

So, without further ado, I did a little bit of research and this article I stumbled upon, I hope, will enlighten you on your situation and back my propositions arising from it.It appears to me that in the case of an assignment of contract you would not need a CO or any other certificates in order to assign a contract; regardless of whether the property you are assigning is located in a municipality that requires such certification(s) because the duty of obtaining any certification(s) fall solely on the seller as stipulated in the law.

Perhaps you can enlighten me.Even though you disclose you are an agent and you are acting as a principal in this transaction it doesn't release you form acting ethically because of that trust they have for you as an agent who should know the true value of the property.I know there are others who act as an agent and wholesaler but I cannot see how to do it without taking advantage of the seller.
