Yes, @David Hunter, I have read/heard about that syndrome before....I  did a lot of research before I embarked on the course, and I feel I am under no illusions about the amount of work and perseverance it takes. 

Hello BP,I want to embark on my first direct mail marketing campaign using postcards, and I wanted to see if I could get a recommendation on postcard size based on what seems to get the most attention/calls.

Also, is there anything you have learned that you wish you had known before you embarked on your first big direct mail campaign?

@Tom Gimer  great point about sales ability and the most thing that is glossed over in all of this.you can have all the wiz bang , all the money for marketing etc etc.. but if you can't close you just are never going to be successful.And there is an art to it.. and it can be taught and coached.. most of these folks that embark in real estate sales and marketing which is what this is.. will not realize this and get the cart before the horse.. they do everything to get leads with zero skills to do anything with them.and believe me you go up against your competition that are proven closers and you will wonder why your not getting any deals...

I would like to live in the home for the minimum amount of time before refinancing and utilizing either loan with little money down again to purchase another, and repeat this process until I have a nice portfolio that is still managable or until I no longer qualify for lending.I have some questions before embarking on this investment and this seems like an awesome forum to have them answered.

Yes, having an RE salesperson or broker license with the intent to embark into similar real estate investment provide an invitation to a conflict of interest and ethical questions but not illegal questions.

I'm about to embark on my first syndication and wanted to get a lawyer that's versed in this on my side. 

The best approach is to learn how they operate, their procedures, their rules, and about the key decision makers (people in authority) before embarking on any projects.

I have found a ton of information on wholesaling and embarking in this market.
