This is basically a possible framework for my semi retirement.  5 year plan Assumptions-My own company is building everything (except electric) and cost savings can be opportunistic on overstocks, returns etc, but my cost assumptions don’t include any savings here.

Im in Massachusetss so I had Mass save (program to help with energy usage paid for by the utility companies) come through to do an energy assessment and identified there is little insulation in the entire building and that there is a lot of knob and tube wiring throughout the property.

Westchester NY, who pays for (expenses) heat, hot water, electric, snow removal, salting, trash bin maintenance, plumbing stoppages, plumbing leaks, key changes, sweeping and cleaning, CCTV, rehabs after tenant moves out.
