For all the wholesalers out there, are there words or phrases you shouldn't use when text message marketing that may be getting filtered or blocked by cell phone providers?

In CA doing business means simply making a cell phone call while in that state!! 

Back due rent just means that the previous owner may not have been very forceful with deadlines and/or removing bad eggs.

Assuming you're in a situation to do so, you could side hustle or continue saving a bit more where your $5k nest egg could grow a bit more and you could get a very low down payment FHA loan for your first home where you could house hack and generate cash flow while living for free. 

They are the goose laying the golden eggs each month.

However, I like to hike, backpack, and do occasional remote trips where there is no cell phone service for up to 5 days. 

All of our competition is using cell phone pictures so we have that advantage.
